Design Concept

The Ambleside Condominium project is a high quality development of 47 row houses providing cost-effective, affordable, energy-efficient two and three bedroom residential units in a compact, aesthetically pleasing environment. Living areas are large and designed to maximize the use of the available space. There are four floor plans available from 1,519 to 1,666 square feet. This is achieved by utilizing the area immediately above the integral two-car garage as living space. The Vail, Keystone, Sol Vista units all have a covered porch, while the premier model, the Aspen, enjoys a covered patio and a balcony.

All units share common driveways. The development will have sidewalks throughout, meandering between buildings and along Lauren Lane to W McGillen Ave to promote interaction among the residents. The area in front of each building will be landscaped with low-maintenance plantings and mulches. Open space has been reserved to provide a play area and walking path and pet exercising area on the north side of Payne’s Creek.

Affordable to buy and to own

All units will be constructed to ENERGY STAR Five Star Plus certification. This superior construction practice exceeds the requirements of the new Michigan Energy Code and the annual decrease in energy used per unit will help protect the environment. The row house design is especially thermally efficient as it minimizes the area of exposed building elevations and glazed area. While this is so, the building designs skillfully incorporate sufficient glazing per unit to allow an abundance of natural light to enter the homes. Windows will have argon gas-filled cavities and Low E glass that provide excellent thermal efficiency.

ENERGY STAR construction will minimize household expenditure for utilities. ENERGY STAR qualified homes use substantially less energy for heating, cooling and water heating, saving homeowners hundreds of dollars annually on their energy bills while delivering more comfort. Heating, ventilating and air conditioning systems can be downsized for Energy Star homes, creating significant energy savings for the home buyer. Calculations show that you can expect your average monthly utility bill to be approximately $75.00. The design concept provides for safe, convenient, uncongested and well-defined vehicular and pedestrian circulation within and to the site. The driveways and street prohibits through traffic while promoting safe and efficient traffic operations. Communal driveways provide easy ingress and egress to/from the integral two car garages. Sidewalks meander between buildings and along the road way in an aesthetically pleasing design, serving the needs of the residents.
